When buying a campground, due diligence is your shield against unexpected liabilities. Never skip these critical investigations.

#### 1. Utility Infrastructure
* **Water Quality:** Request the last 3 years of state water test reports.
* **Septic System:** Order a professional septic inspection. If a drain field is failing, replacement can cost over $100,000.
* **Electrical Amperage:** Ensure the park has sufficient 50-amp service. Modern RVs require 50-amp hookups, and upgrading panels is expensive.

#### 2. Zoning and Permits
Verify that the park is legally conforming. If it is grandfathered non-conforming, check if you can rebuild in case of a natural disaster or expand the site count.
