### Due Diligence Checklist

Performing due diligence is the only way to protect yourself against unknown risks in the campground business. You should perform each of the checks in this list.

1. Utility Infrastructure

a. Water Quality

Audit the last 3 years of water quality tests.

b. Septic System

Have a septic system inspection done. Drain field replacement can cost more than $100,000.

c. Electrical Amperage

Make sure there are 50-amp service lines. RVs use 50 amp service, and upgrading to 50 amp service from the campground utility lines is very cost prohibitive.

2. Zoning and Permits

Make sure the campground is legally conforming. If not, find out what, if any, of the restrictions would be removed if the campground was rebuilt after a natural disaster. Also find out what the restrictions would be if the campground was expanded.
