Preparing for a Successful Exit
Selling your campground is the culmination of years of hard work. To get top dollar and attract qualified buyers, you must start preparing at least 12 to 24 months before listing.
1. Clean Up the Books
Buyers and lenders will scrutinize your financials. If you have been running personal expenses through the business or keeping messy records, clean them up immediately.
- Work with a certified accountant to produce clean Profit & Loss statements.
- Minimize cash transactions; ensure all revenue is documented and deposited.
2. Address Physical Curb Appeal
First impressions matter. Buyers look at the park through the eyes of their future guests.
- Repair broken picnic tables, paint the main office, and pave or grade gravel roads.
- Ensure all utility pedestals work perfectly; a buyer will test them.
3. Resolve Licensing and Permitting Issues
Verify that your permits are up to date and that you have no active health department or environmental violations. If you have grandfathered rights, organize the documentation so you can hand it to the buyer's zoning attorney.
