Preserving a 19-Year Legacy While Retiring Comfortably
Ray and Linda Miller operated Table Rock Pine Ridge RV Resort in the Missouri Ozarks for nineteen years. Starting with 35 rustic gravel sites in 2005, they gradually expanded the property into a high-demand 65-site full-hookup destination featuring 50-amp pedestals, a 24-slip private boat dock, a modern bathhouse, and a convenience camp store.
When Ray turned 67, the couple decided it was time to step down from daily maintenance, winterizing water lines, and managing summer turnover.
The Broker Dilemma
"We interviewed two regional commercial hospitality brokers," Ray explains. "Both wanted an exclusive 12-month listing agreement, a 6% sales commission (over $110,000), plus a $3,500 non-refundable upfront marketing package. That 6% was our entire operating profit from the last two seasons. We felt our hard-earned equity should stay with us."
Listing Directly on RVParkShop
In March, Linda created a verified seller listing on RVParkShop. They uploaded three years of Schedule C summaries, utility infrastructure diagrams (municipal water connection & inspected septic drain fields), and clear aerial boundary photos.
Using RVParkShop's built-in Digital NDA Gatekeeper, prospective buyers had to submit pre-qualification information and sign a binding non-disclosure agreement before accessing sensitive park revenue reports.
The Outcome
Within 28 days of going live:
- 42 verified investors viewed the full listing data room under NDA.
- The Millers received 3 formal Letters of Intent (LOI).
- They accepted a clean $1,850,000 offer from an experienced regional operator with SBA 7(a) loan approval.
The transaction closed in 54 days. The new owners retained the existing on-site maintenance manager, and Ray and Linda walked away with their full sale proceeds without paying a single dollar in broker commissions.
